Structural design of 5 single family residences located in the Drakes Cove Subdivision in Larkspur. The homes range in size from 3000 to 3500 square feet and two to three stories in height all with grand entryways and expansive glass to enjoy the views of San Francisco. The steeply sloping site required the foundation systems to include perimeter retaining walls reaching heights of 16 feet with piles and grade beams on the downhill side of the properties to reach bedrock underneath the fill layer. To optimize the size of the retaining wall, without the use of tie-backs, a buttressed solution was chosen with a horizontally spanning wall between concrete pilasters utilizing the capacity of the grade beams and piles to resist the overturning forces.
