This project involves a two-phased construction of a new 89-unit affordable multi-housing complex located on three acres in Buellton, California. One of the major site constraints was the proximity of the Santa Ynez River, top of bank setback requirements, and floodplain issues. This challenge was solved by designing the site so that the buildings and recreation area are situated furthest away from areas that may cause issues.
Conveniently located near commercial shopping centers, these two 3-story facilities were designed with the California lifestyle in mind. To meet the project’s outdoor recreation requirements, a playground, half basketball court, and barbecue area are provided for residents. The entire site incorporates many of California’s most attractive drought-tolerant plants and trees.
Building A serves as both the community center and home to 44 apartments, and includes a community space, learning center, kitchen, offices, and storage. Building B contains 45 apartments. Both buildings include one-, two-, and three-bedroom units with sustainable features.
