Transbay Block 4 Affordable Midrise Tower

San Francisco, CA

Market: Multifamily / Affordable

Size: 200,000 SF

Architect: Kennerly / Solomon Cordwell Buenz

Transbay Block 4 is a mixed-income residential development site in San Francisco’s Transbay District, located between Howard, Main, Tehama, and Beale Streets adjacent to Salesforce Park. The original approved development plan contemplated a multi-building residential project with approximately 681 to 685 units, including a 47-story residential tower, a separate 100% affordable 16-story mid-rise building with 202 units, and a 20-unit townhome component fronting the park. FTF served as Engineer of Record for the affordable housing tower component and as Associate Structural Engineer to the Prime Structural Engineer, Magnusson Klemencic Associates, for the broader project. FTF’s scope included the structural design of post-tensioned concrete slabs, columns, and shearwalls, as well as construction administration services for the affordable tower. The original Block 4 development did not proceed to completion under that plan and was later restructured, with the west portion of the site now advancing separately as Transbay Block 4 West.
