This mixed-use project in Hunters Point comprises three buildings containing 224 residential units, including 24 affordable inclusionary units, as well as resident services spaces, a 10,000 square foot major commercial space, a 10,000 square foot neighborhood-serving retail space, and a 130,000 square foot parking garage. Taking advantage of the existing topography, the buildings step down the hillside, creating strong physical and visual connections to the neighborhood, while controlling public access and ensuring security. To address the tight economics of the project, the building consists of a seven-story post-tensioned concrete flat plate structure, optimizing structural efficiency and floor-to-floor heights. FTF served as the Engineer of Record for Project B, including 46 residential units and the tunnel connection to Project A, while also supporting the broader development as Associate Structural Engineer to the Prime Structural Engineer, Nabih Youssef Associates. The structural engineers worked closely with the architects to maximize the usable floor area, to stay within the site height limits, and create value for the owner.
